Completed Project | Towne Place Suites

Overview

Towne Place Suites by Marriott is a 3-storey hotel located near Victoria Airport in Sidney, British Columbia. The building includes 129 units and was originally planned with a precast concrete design. Due to budget concerns, the structure was later redesigned using LBS’s proprietary lightweight steel stud system. This change significantly reduced construction costs and improved efficiency without compromising quality.


Speed of Construction

The project involved 77,000sf of superstructure area including 6,000lf of LBS loadbearing wall assemblies. The site was turned over to LBS to start layout on December 31st, 2024 and our roof structure was complete by March 26th, 2025.

The 3-story hotel structure was erected in about 11 weeks.

This rapid schedule was achieved through extensive prefabrication, including the detailed parapet assemblies, which were pre-assembled in our shop and delivered to site for speedy erection. This ensured consistency, minimized weather delays, and demonstrated LBS’s proven capability to deliver projects under tight deadlines.


Site Exposure & Structural Demands

The project site, adjacent to the airport, came with unique environmental challenges. Surrounded by flat, open terrain, the area is exposed to strong, consistent winds. These conditions placed additional structural demands on the rooftop parapet design.

This required close collaboration between structural, architectural, and envelope teams. Through detailed planning and coordination, we delivered a solution that balanced performance, constructability, and aesthetic consistency.
